Boston’s top second quarter real estate sales by neighborhood

The top sale in Boston for the second quarter came at Pier 4 Seaport's luxury boutique building. Unit PHC sold on May 7 for $14,800,000.

This week, we look at the top sales of the second quarter by neighborhood as reported by LINK.

Sales in the neighborhoods LINK covers climbed to a new record, rising 123 percent from the same time last year to 1,387 homes changing hands.

Sales bloomed in every Boston neighborhood, led by South Boston with 292 closings followed by the South End with 261 vended.

Here are the top second quarter sales for each of the Boston neighborhoods covered by LINK:

BACK BAY

PH 2B at The Mandarin in the Back Bay is the second highest sale of the second quarter, going for $14,125,000 on May 27.

For the first time in more than a year, the top sale in the Back Bay did not happen at One Dalton. That 61-floor tower of luxurious splendor has pretty much sold out.

The top sale in this neighborhood for the second quarter came at The Residences at the Mandarin Oriental, 776 Boylston. PH 2B. It sold on May 27 for $14,125,000, making it the second biggest sale of the quarter in Boston.

This stunning 3,708-square-foot front-facing penthouse with three bedrooms and three-and-a-half bathrooms showcases unencumbered views of the Charles River from all the rooms. The elegant entry foyer leads to a large reception room with high ceilings, floor-to-ceiling windows and a gas fireplace.

The fourth biggest sale in Boston is also on top of the list in the Beacon Hill – West End section of the city. The penthouse at 21 Beaver Place sold on April 23 for $8,300,000.

Charlestown continues to be one of the most popular places to buy a home in the city. Leading the second quarter list in this neighborhood was Unit 402-403 at Flagship Wharf, which sold on the final day of the quarter for $2,770,000.

This home is in one of the most desirable locations in Charlestown and comes with one of the most unique layouts at Flagship Wharf.

The combined end units in the West Wing have private expansive decks overlooking Boston Harbor. This home stars a beautiful open kitchen, dining room and living areas. Mirroring units selling in the more upscale Seaport and Waterfront neighborhoods would have a much higher price.

This two-bedroom, two-bath unit features views of Boston Harbor from every room, a sleek open concept floor plan, engineered hardwood floors throughout, Bosch appliances and generous closet space.

One of the biggest sales of the second quarter came on June 23. That’s when Unit 3 at 192-194 Amory St. in Jamaica Plain's ultra-hip Brewery District closed for $1,075,000.

The biggest sale of the second quarter in the South End came on April 22. Unit 1 at 85 Pembroke St. sold for $3,200,000. This home offers a hybrid of classic/modern details with a luxurious primary suite and family room with vented gas fireplace and wet bar.

The South End continues to be very popular among home buyers. Sales soared 129 percent with 261 homes sold during the second quarter.

Topping the long list of homes vended was Unit 1 at 85 Pembroke St. This 2,685-square-foot unit closed on April 23 for $3,200,000.

This parlor-to-garden triplex offers three bedrooms, three-and-a-half bathrooms, a classic bow-front living room with an original marble fireplace and a designated dining area with a focal floor-to-ceiling glass bump-out and high ceilings, along with a deck off the parlor, a patio and direct access parking.
