Luxury homes coming to The Boulevard on the Waterfront

Each of the three penthouses at The Boulevard, 110 Broad St., Waterfront, will have an expansive living room with a gas fireplace and a marble surround and an airy, open staircase that leads to the three en suite bedrooms and a private deck.

Unquestionably, the Boulevard on the Greenway will be stunning.

The new 12-story building of shimmering glass, brick and masonry, presently under construction, will house 36 stylish residences, street-level commercial space and a state-of-the-art underground garage. Its address will be 110 Broad St., steps away from the Rose Fitzgerald Kennedy Greenway and the waterfront.

Tracy Campion of Campion and Company Real Estate and her team – Shannon McNamara and Stephen Losordo – are marketing 31 of these ultra-luxurious residences, all of which will have views of the Greenway.

Sixty-five percent already are under agreement, they said, and construction will be completed in July.

The remaining condominiums are two- and three-bedroom homes, plus three penthouse duplexes, which will have three bedrooms as well.

The large two-bedroom units, ranging in size from 1,900 to 1,945 +/- square feet, will have two-and-a-half baths and a parking space. Prices start at $2,585,000.

The three-bedroom flats with between 2,325 and 2,414 +/- square feet will have three-and-a-half baths and two parking spaces. These units start at $3,535,000.

The three penthouses, all three-bedroom duplexes starting at $5,750,000, will have three-and-a-half baths and two parking spaces, plus private roof decks. They will have between 3,750 to 4,100 +/- square feet of living space.

The mixed-use development is a unique blend of old and new, designed by the award-winning firm of Finegold Alexander Architects that specializes in historic preservation and contemporary style. David Goldman and Dennis Kanin of New Boston Ventures are the developers.

The Boulevard is currently the only new construction of spacious residences along the waterfront, and it is incorporating two walls of an 1805 four-story Federal-style brick building, designed by noted architect Charles Bulfinch, who designed the State House in 1795. (Also a selectman, he was paid $100 to map out a plan for the new town streets – Broad, India, Wharf, Well and Custom House – and subsequently designed several maritime warehouses or stores for the proprietors and China Trade merchants.)

The building design of the Boulevard is following the curve of the Greenway, and the bronze metallic paneled façade will change to a glass curtain wall and wrap around the east corner. It will all come together like the prow of a ship and extend forward.

This subtle interpretation acknowledges the importance of the shipping industry in the 19th century in Boston when vessels sailed the seas to trade with Europe and the Far East.

The base of the building will be cast stone and brick; the glass will begin on the third story. Another swath of glass will rise four stories, amid the paneling, facing the waterfront.

The residents’ entry of brick will be from Wharf Street, a short side street, through the Bulfinch portion of the development.

LDa Architecture and Interiors has reimagined this space to include a soaring two-story Ann Sacks-tiled lobby with a gas fireplace; two elevators will be at the back of the lobby. The upper floors will include a residents’ club room with a catering kitchen, dining space for as many as 20 guests, an exclusive 500-square-foot fitness center with standard, top-of-the-line equipment and a pet spa or dog wash room.

The homes will feature open floor plans with nine-foot-high ceilings, lightened white oak plank flooring in the main living spaces and floor-to-ceiling glass to capitalize on the views of the Greenway, the 1.5-mile-long linear park created when the Central Artery was torn down as part of the Big Dig project.

The living rooms will flow into the dining areas, and the gourmet kitchens will boast high-end appliances – Sub-Zero and Wolf – custom-designed European-style cabinetry and gleaming white quartzite counters. The center islands will be white quartzite counters with streaks of gray.

In the penthouses, beautiful open staircases with glass handrails will create an airy sensibility as they ascend to the three upper-level bedrooms, all with lavish en suite baths. The lower levels of the duplexes will have powder rooms.

Many of the condominiums will have outdoor balconies, set into the façade, and the penthouses will have private roof decks.

The baths will be luxurious with marble-topped floating vanities, dual-flush toilets and marble mosaic floor tiles. A stand-alone oval-shaped soaking tub will be featured in the master baths of the penthouses and three-bedroom condos.

A highlight of this boutique development will be the fully automatic parking system, accessed from Wharf Street. Park Plus, a brand new computerized system, will allow residents to summon their car from a mobile device or a console, simply by punching in a code.

The mechanical lift system also will scan the vehicle before it automatically parks it to be sure the car is empty and the driver didn’t leave behind a loved one or pet. (It won’t identify an inanimate object, like a smart phone or wallet.)

There will be hardly any wait time, unlike full-service buildings with a valet, said McNamara.

The ground level of the building will have 3,500 square feet of retail space, possibly for a café with indoor and outdoor seating, facing the Greenway. The Copley Wolff Design Group, which was involved with the original plan for the Greenway several years ago, will design the landscaping for The Boulevard.

Altogether, 62,000 square feet of living space will be created on the 7,680-square-foot parcel, which lies within the Custom House National Historic District. This area includes the Flour and Grain Exchange Building (1892), the Batterymarch Building, the Custom House (1849) and its tower (1915) and several other buildings, including the Broad Exchange Building (1903) at 88 Broad St., where the sales center is located.
