Point 262 condominiums on the way

Cambridge Capital Group is developing 55 residential units in East Cambridge with unique one and two-bedroom homes.

In East Cambridge, near the Somerville line, close to the technology companies of Kendall Square and in proximity to world-renowned universities, a new condominium development is taking shape. Its target completion date is December.

The 55 residential units to be constructed in the seven-story building range from one-bedroom homes priced in the mid $500 thousands to two-bedroom homes starting in the high $700 thousands. Ted Pietras and Ken Smith of Gibson Sotheby’s International Realty are marketing these properties.

Altogether, there are 28 different floor plans, so these are not going to be cookie-cutter condos. The homes will have a spacious, open appearance; the lower floor units will be more industrial, and the units on upper floors will be contemporary in style. In kitchens and living rooms, hardwood floors of yellow birch with a dusty gray glaze will complement the Pelican Gray wall color.

Kitchens will look very sleek with stainless steel appliances, shiny white cabinets and soft close drawers. Most units will have breakfast bars. Islands will have a waterfall edge, so the stone goes all the way to the floor. White Statuary marble, which looks similar to Carrara marble, is a countertop option.

There are two appliance packages available: KitchenAid is standard and AGA/Marvel is an upgrade. Cooking is by gas in both cases with vented hoods. Each unit will have its own washer and dryer.

Bathrooms will be tiled with Kohler and Grohe fixtures and radiant heat flooring. The vanities will be gray to the floor and topped with Blizzard pure white Caesarstone. One-bedroom units will have soaking tubs and the master bathrooms for the two-bedroom units will have glass-enclosed showers.

Bedrooms will sport carpeting and a few of the homes will have walk-in closets.

Each unit will have a balcony or a terrace; some will have more than one. A unit on the fifth floor has a balcony off the master bedroom. Common outdoor space will be available as well with a landscaped green roof on the fourth floor.

Units will have a high efficiency HVAC system and hot water on demand water heaters. Lighting will be with LED fixtures, including surface mount and LED accent lighting. The developers are aiming for Gold LEED certification with this building.

Building amenities will include an elevator, a Monday through Friday concierge, a fitness room, one garage parking space for each unit, available deeded storage, separate bicycle storage spaces and a common lounge.

The location of Point 262 is convenient to public transportation, shopping, workplaces, Massachusetts General Hospital and universities, which should draw many buyers.
