This renovated Jamaica Plain treasure ready for next owner
A pair of what were once seen-better-days buildings in Jamaica Plain has taken a new lease on life as the five-unit JPC5 Condominium. It is rejuvenating a traditional neighborhood rather than disfiguring it as a gated community, high-rise or superblock where nobody knows your name or neighbors.
Aspen Creek Development saw this potential in the TLC-challenged 97 Green St. and 92 Seaverns Ave. upon acquiring them for renovation in 2017.
“The inside units looked like they hadn’t been redone since the ’60s or ’70s,” said Christopher Lai, owner of the Newton-based renovation firm.
The 1905 mansard-roofed structure at 97 Green St. “was an oddly shaped building as well,” said Lai. “The whole back extension from the house was redone from the foundation up.”
That enabled Aspen Creek to add square footage to all three levels for a fluid floor-through 1,225-square-foot unit on each floor. For the topmost Unit 3, the mansard roof was extended to the back “so it looks like the building was always a full mansard building with a full roof front to back,” said Lai.
The roofline’s original frieze with elbow brackets was preserved and extended, too. To maintain the roof’s historic character while extending its durability and sustainability as well as livability, it was retiled in EcoStar’s Majestic Slate line of square-edge and scalloped-edge faux slate tiles of post-industrial recycled content.
“We ultimately wanted to keep in theme with existing designs within the neighborhood as well as the original building,” said Lai.
In deference to the old neighborhood’s village intimacy, Aspen Creek relandscaped run-over grounds and pruned overgrown trees and shrubs around the buildings to give the JPC5 Condominium more of a community feel for shared backyard space and neighborly visits as well as common parking. All three floor plans were reconfigured in clean-lined open-concept form with traditional trimmings such as hardwood floors, marble-like bath finishes, and paneled doors and cabinets.
Consequently, Unit 3 greets you with an instant flood of light from multiple large Pella windows defining the different functions in the living-dining-kitchen area. The open concept also shows how easily navigable the unit is, from the left-hand second and third bedrooms that can double as home offices through the living-dining area past the guest bath, coat closet, laundry and kitchen toward the primary bedroom suite at the right-hand end. And all traces of the mansard roof’s structure disappear, yielding a unit with the elbow-room and headroom that a growing family needs.
The living space is open to your furniture and artwork arrangement creativity, providing a pair of windows for optimum light and generous wall space for art.
An adjacent single window marks the dining area by the kitchen. A peninsular bar with marble-styled pendant lights initiates the C-shaped speckled white quartz counter that encompasses the open kitchen and conveniently arranges all GE stainless steel appliances, including a refrigerator with a water/ice dispenser and GE Profile four-burner gas range with a microwave/vent. A glass subway-tile backsplash and Shaker-style white paneled cabinetry with designer hardware provide an uplifting mix of classic and contemporary.
An alcove facing the dining area allows convenient access to three neat-and-clean household necessities: the closeted GE washer and dryer, the wide coat closet and a rare instance of a full guest bath near the unit entry rather than the standard powder room.
The subway-tiled walk-in shower is handy for coming home and washing up right away. The corner vanity does full duty despite its smallness with a counter sloping down to the sink for easy water runoff and drainage, plus a lower-level shelf for linens and towels. A Tuscania ceramic tile floor beautifies the bath.
The primary bedroom suite is adjacent to the refrigerator for midnight-snack convenience. The suite entry is as convenient as the unit entry with the main space right there and the bath and closet right at hand.
The bedroom intersperses the wall surface with fenestration for a nice balance among ample light, quiet backyard views and generous wall area for a king-size bed, dresser, workstation, bookcase and artwork.
The walk-in closet is built in with sufficient coat-rack alcoves, shoe shelves and drawers for two growing wardrobes. The en suite bath boasts a Calacatta polished porcelain-tiled shower with rain and hand-held showerheads, a twin-sink faux marble quartz vanity, and an Amani gray polished porcelain floor.
Traditional features intermingle with advanced clean technology. The Nest thermostat system lets you adjust your room temperature with the Google Home App-programmed click of a smartphone while saving you about 10-12 percent of your heating costs and 15 percent of your cooling expenses.
The Navien high-efficiency condensing tankless water heater provides an endless flow of hot water for bathing or washing while lowering your utility bills by minimizing water and heat waste.
