Boston’s top real estate sales by neighborhood in 2020

This week, we look at the top sales of 2020 per neighborhood as reported by LINK. As recounted in our recetop sales of the year story, the top 13 sales in Boston in 2020 were all for $10 million and higher. Even the 25th top sale of the year crested at $7.725 million.

The Back Bay was home to 19 of the city’s top 20 sales of the year, according to LINK. Among those sales, 14 were sold at The Four Seasons Residences at One Dalton Street – Boston’s tallest residential building and the third loftiest structure in the city with 61 stories.

Here are the top sales of 2020 for each of the Boston neighborhoods covered by LINK:

BACK BAY

Leading the list of sales, not only in the Back Bay, but also in Boston, was the crème de la crème penthouse at One Dalton – Unit 6102, which sold on Jan. 20, 2020 for $34,000,000.

Residents at One Dalton in the Back Bay can relax in their soaking tub while enjoying the great views of the cityscape.

This penthouse spans 7,557 square feet of living space – proffering plenty of room for residents and guests to feel comfortable moving about. The home also offers some of the most spectacular views of Boston and comes with two garage parking spots.  

The kitchen is a masterpiece of choice culinary features. The primary bedroom suite with a luxurious en suite bath is a haven unto itself. You can also step out onto the balcony and enjoy an escape that is both private and inspiring.

BEACON HILL – WEST END

Beacon Hill’s biggest sale of last year, which was also the sixth top sale of the year citywide, came on Feb. 11 when the home at 89 Beacon St. was sold for $15,750,000.

This stunning new construction penthouse features 5,703 square feet of space with four-plus bedrooms and seven baths, overflowing with exquisitely detailed contemporary elegance and connoisseur's finishes. A plethora of windows offer three exposures of the area, including awe-inspiring views of the Boston Public Garden.

CHARLESTOWN – NAVY YARD 

Topping the 2020 sales in Charlestown – Navy Yard was 37-39 Monument Sq., Unit 2. This home sold on May 26 for $2,180,000.

This iconic five-bedroom, three-bath townhouse offers 3,356 square feet of living space on four floors with four exposures proffering delightful panoramic views.

The main level features a spacious living room with a fireplace and custom built-ins and a sitting room that flows into an elegant dining room with a vaulted ceiling and a slider leading to a deck. DORCHESTER

Leading the list of sales in Dorchester was Unit 30 at 30-32 Grampian Way. This Savin Hill neighborhood townhouse was listed by Collin Sullivan of William Raveis R.E. & Home Services and purchased with the Chris Kostopoulos Group of Keller Williams Realty on Sept. 24 for $1,083,000.

DOWNTOWN – FORT POINT – LEATHER DISTRICT – SEAPORT

PH2D at Twenty Two Liberty in the Seaport sold on Sept. 29 for $8,200,000. This ultra-luxurious penthouse was completely customized and exquisitely designed with entertaining in mind.

156 Porter St., Unit 441 holds the highest distinction in East Boston, selling on April 2 for $1,200,000.

Leading the list of sales in the Fenway was Unit 21K at Pierce Boston. The new owner purchased the home on Oct. 28 at a price of $2,275,000 with the Steven Cohen Team of Keller Williams Realty Boston-Metro/Back Bay. The listing agent was Less Arnold of Compass.

Leading the sales in Jamaica Plain was Unit K at 79 Burroughs St. This home at Willowbank, listed by the Moran Group of Gibson Sotheby’s International Realty, sold on Feb. 28, 2020 for $1,900,000.

The top three sales of the year in South Boston were all at 363-377 West First St. – located close to the intersection of East and West Broadway. The building is professionally managed and residents enjoy elevator service and sophisticated common areas.

The top sale came on April 1 for $3,000,000. Unit 3 has 1,801 square feet of living space with two bedrooms and two bathrooms. This sun-filled unit showcases an updated kitchen, spacious living room, new carpets throughout and a private outdoor deck with colorful views of South Boston.

Second on the list was Unit 8, which sold on Dec. 3 for $2,900,000.

The third of the trio-topped sales goes to Unit 9. This delightful home, which sold on April 30 for $2,840,000, has 4,005 square feet of space that includes five bedrooms and three baths.

SOUTH END – BAY VILLAGE

Unit PHB in the highly coveted Jordan Lofts at 477-481 Harrison Ave. crowned the sales in the South End – Bay Village neighborhood on July 31 for $6,400,000.

There was a tie for top sales in the Waterfront – North End. Two condos vended in the fourth quarter for $3,650,000.

Unit 3311 at Battery Wharf sold on Nov. 10. This two-bed, two-and-a-half-bath home is ideally located on the “nose” of Battery Wharf with spectacular Boston Harbor views from triple sides. Enter into the grand living area with eight floor-to-ceiling windows that create a commanding viewing experience. A gourmet kitchen is just beyond with top-of-the-line appliances. The master suite boasts a spacious walk-in closet, sitting area and spa-like five-piece marble bathroom. Unit 3311 at Battery Wharf sold on Nov. 10. This two-bed, two-and-a-half-bath home is ideally located on the “nose” of Battery Wharf. With plenty of windows and a big fireplace, getting comfortable in this living room is easy to do.
